Our most ambitious project to date. Original house was typical 1950s closed off design with walls separating all of the living area and small bedrooms and closets. Our architects and engineers assisted in creating an open floor plan and rearrange inefficient spaces to create opportunities for larger rooms and added storage. Upon entering the home, the expansive view of Puget Sound and Olympic mountains was disrupted by several interior walls and the limited number of windows on the west facing side of the house. The entrance is now wide open across the entire common area of the house with added larger windows to take advantage of the view. The existing dysfunctional kitchen now offers an oversized island, efficient use of space and magnificent views from throughout. A powder bath was added just off the kitchen and his existing common bathroom, and her undersized primary bathroom have been combined into a single large primary bath with soaking tub, spa style shower and large vanities. The bidet toilet has its own enclosed room. Downstairs was reworked to add a fourth bedroom to the home and upgraded the existing ¾ bathroom into a full bath with tub/shower and double sink vanity. One bedroom includes a full walk-in closet, the other bedrooms include spacious closets with double outswing doors. The recreation area in the basement includes a gas fireplace and kitchenette with sink, refrigerator and microwave and an extensive counter space for entertaining (buffet area) or activities (makes a great wrapping station at Christmas) with additional storage in upper and lower cabinets. On this project we essentially replaced all of the framing (there is one wall in the living room that remains). Exterior walls were upgraded to 2×6, new interior walls (due to reconfiguration and structural requirements) and all new joists and floor underlayment.
